Run-down part of Korvel is finally being tackled with a combination of living and working

TILBURG – The least attractive part of Korvel is finally being tackled with the plans for Corvellaar. The dilapidated industrial estate on Laarstraat will feature 10 apartments and 13 houses with commercial space. The great interest in this combination even surprised developer René van den Berg of LBB Vastgoed.

“We bought this location years ago, but we have been in discussions with the municipality for a long time about what could be built there,” says LBB director Van den Berg. This was partly due to the elongated shape of the location next to the Korvel cemetery. But the municipality also wanted to keep some business activity in the neighbourhood in addition to housing.

“That’s how we eventually came up with the idea for a combination of living and working,” says Van den Berg. An apartment complex with eight affordable owner-occupied homes will be built on the street side of the plot. “Only the two more spacious bungalows on the ground floor fall into a slightly more expensive segment.”

CORVELLAAR: CRAFTSMANSHIP AND OFFICES

Behind the apartment complex, along the length of the plot, there will be 13 houses, each with a commercial space on the ground floor. “The municipality wanted to keep that commercial space, so that was quite a challenge,” says Van den Berg. “But almost everything has been sold in the meantime. Apparently there is a lot of interest in such a combination.”

The homes could be purchased together with the commercial spaces, but also separately. “There are people who are going to live above their small business, but some spaces have also been sold separately. There will be small businesses with a neat appearance, such as an accountant’s office, a photo studio and a watchmaker. A combination of craftsmanship and offices.”

Van den Berg hopes to start demolishing the dilapidated sheds and warehouses on the site at the end of this year. Next year, the first shovel should go into the ground for the construction of ‘de Corvellaar’, as the new neighbourhood will be called.
